Hello ladies!

We bought a new house almost a year ago and we would like to have it inspected before the end of the guarantee provided by the builder. Do you know or have used an excellent home inspector that you can recommend?

I'm an agent with Keller Williams..for over 7 years. I've used several good inspectors, but my favorite is Jim Dickey with Dickey Inspection Group--###-###-####. He's very knowledgeable, has been around for years and all the top agents use him!

I am a RE/MAX Realtor and use inspectors all the time. The best two I have found are Brett Herbert with Citywide Home Inspections at ###-###-#### and Craig Lemmon with Real Estate Inspections of Texas at ###-###-####. Call and talk to them and see what you think. I have used Brett for 7 years.

I used to be a home inspector for a major new home builder. Try to find someone that has been in that position and is therefore familiar with what can/will be done. You might also provide the inspector you choose with a copy of the warranty. Most builders are under no legal obligation to even read the inspector's report much less follow it, so make sure you submit it in the form that they will accept........best of luck and hope you are enjoying your home.

We just purchased a home and were very impressed with the inspector my agent set up for us. He took about 3 hours to inspect and an hour going over the inspection with us. He took pictures and wrote out a long explanation if a problem was found. He was also able to refer us to people to fix the problems that were found in the inspection. We were very impressed with how thorough he was and the amount of time he took to explain everything to us. Good luck and if you decide to hire Randy, tell him Todd and S. recommended you!

Yes! Our home inspector was very thorough. His name is Jim Bennett of Cahill Inspection services. His number is ###-###-####. Website is cahillinspection.com. They're located in Plano, but we moved to Rowlett in 2004, so they probably go all over DFW.

I have been a Realtor for 6 years and specifically a Buyer's agent. I would (and have) highly recomend Victor Sedinger with House Exam Inspection and Consulting. Call him at ###-###-####. He and his son, Adam, have been in the business for years. Victor is one of the most honest and ethical persons I know. He will tell you what you need to know about the home - not only if he finds anything wrong, but it is also very important to him that you know how to maintain your home. I've learned a lot from sitting in on his inspections and am able to use that valuable information for my own home maintenance. Realtors are good sources of information on who to contact in home repair because they need to help the seller with getting their home in shape to put it on the market. They usually know who the best ones are and who are average. Again, I suggest you call Victor Sedinger, ###-###-####.

Allsafe Home Inspections - Ken Willis.
He did our inspection and was very thorough (4 hours, but we have a 3000 sf home). I believe he charged around $250-$300.

T. in Texas, inspectors are licensed by the state. If you go to your state's website you can search there and be certain that you choose someone with at least 5 years experience, in case your state doesn't require a license. Check with your favorite real estate agency, most will have an inspector that they trust.
