we are wanting to sell our house sometime in the not too far off future. my husband really does not want to use a realtor and have to pay all the fee's etc. his parents have tons of experience/knowledge of doing so, so I know they could help with questions etc. have you sold your house yourselves without a realtor? good or bad experience? advice? do's or dont's? we are hoping to be able to move withine the next 12 months. did you advertise your house? where and how? any help/suggestions would be appreciated. TIA!

You can certainly do it yourself but only works in lower price range. Higher end realtors won't show fsbo homes and will stear clients away from them. we sold our first home fsbo but would never try it with existing home. We just put a sign out front, no open houses. Also move out at least half of you stuff. An alternate is discount realtor that will take a flat fee. Threres a guy in our neighborhood that will list, show and negotiate sale for $1000.

We tried to but were unsuccessful. Realtors were not willing to show our house even though we would have paid the realtor who brought the buyer to us a 3% commission and it was simply to hard to reach potential QUALIFIED buyers. All was not lost however... As a result of listing our house in a local paper, many realtors contacted us trying to win our listing. Ultimately, we went with a realtor that had a reduced commission. (we paid 3 1/2% plus $500). This was 10years ago though so I don't know if this commission is realistic in todays market. Good luck!

We did however buy our house from a FSBO. They had a lawyer who handled all the legal documents. It worked out well but if I was to do it again I would hire my own attorney to look out for my interest just to be safe.

I honestly recommend hiring a realtor but negotiate the commission.

When we sold our house in New York, they charged us a fee of 7% if they listed and sold it. But they said if we got our own buyer, we would pay only 2.5%. So the very first day and before the sign went up, my husband was painting in the entry way. A man came to the door and said he saw that he was painting and wanted to know if we would be selling. He said he grew up in the house and wanted to buy it. The house was sold for 240,000 when we had only been in the house for a year. God brought us the buyer and we only got out of the house without paying out of pocket because of that deal.

If you type FISBO resources into google, you should find quite a bit of help. There are websites that help you list it yourself and companies that put together packages to get you started and do open houses. I would not do it without a lawyer though. It's too easy for the new owners to come back on you if anything breaks down very quickly.
