Ok we have decided to move to north dallas from Combine, the only problem is we own our home outright now and don't want to have a mortgage. So does anyone know where to begin to try to sell my house now in order to buy a home up north. Any contacts or solutions?

I know that you don't want a mortgage - but if you decide that you need to take that step I can help you. I am a Sr.Loan Officer for WR STarkey Mortgage Company. One thing that you might want to consider if you don't sell your home right away is to take on a mortgage and once your home sells you can pay off the new mortgage. Most mortgage loans these days do not have pre-payment penalties.

From personal experience...

1. Interview and pick the best realtor you can find.
2. Stage your home beautifully.
3. Make the important updates to your current home.
4. Wait. Wait. Wait. Is your house priced low enough? Wait. Wait. Wait. Is it time for a price reduction? Wait. Wait. Wait.
5. After you have a contract on your current home, go up to North Dallas and find your new home! Look like crazy so you can put an offer in almost immediately (like that day).
6. While you are doing all of that WAITING... make sure you are 100% pre-approved for your new home loan.

I have my license and have worked in Real Estate for over 15 years, but due to my children's ages I don't currently sell. I have a huge pool in my office that I can refer you to. But I would love to give you a little advice - meet with several agents, to find the one that offers you the best for your money. Real Estate agents who cut commissions do not usually offer you the same advertising and hands on service. Ask about open houses, how they will show your property, what kind of marketing you will receive and how you will communicate feedback etc. You also want someone who will tell you like it is and not tell you what you want to hear. I'll be happy to pass on some names, or have someone in our outsourcing department call you.

You can try marketing your home "by owner", but in the real estate market we're currently in, you may wish to use an agent due to the increased exposure you would get by being listed in the MLS (multiple listing service). Things are going slow right now unless they are priced aggressively. So, depending on when you would like to move, you might want to get going while we're in the Summer months.

If things do overlap, you can always consider leasing out your home or leasing the home you'll move to while yours sells.
