We are thinking of renting our townhouse in Itasca b/c it's been for sale for 1 year with no luck. Does anyone know how I go about getting a credit check & background check on potential rentors, and how much it costs? Thanks.
I am a Realtor in Glen Ellyn and our in-house financial officer can run a credit check for you. It costs $25.00 per person (if a husband and wife are both to be on the lease it would be $50.00) They would need to sign an authorization giving permission to run credit on them and give their SS#.
We use tenantverification.com and the price depends on what kind of services you would like. If you just do a credit verification it is $16; credit verification plus eviction notice is $25; and credit verification, eviction notice plus criminal records is $33. I may be off on the prices by a few dollars, but they are in the general ballpark.

We had to rent our old house too after our buyer's loan fell through 2 weeks before we closed on our new house. We listed with our realtor who then listed it as a rental in the MLS and ran credit checks too. I also listed with Apartment Finders, who told me they really didn't have a market in our area but then called with 3 days to show the place and that tenant made an application to rent. Apartment Finders ran the credit and they will also manage the property (collect rent, etc) for additional fees. We went from no tenants one weekend to multiple applications for rent within days. We found our tenant after posting a "For Rent" sign out in the front yard on a Sunday afternoon and had reputable tenants by Thursday. Funny, the house was on the market over a year with only one offer to buy, but 12 people wanted to rent!

We rented out our FL condo because we couldn't sell it and the carrying costs were too much as we had to move here. I can honestly say that for us, it was not worth it. I hope you have a better experience.
Anyway, if you list it with a Realtor they will take care of all that for you. The expense is usually one months rent if you just want the Realtor to get someone in for you (do credit check, sign the lease, advertise the listing)... Many times you can do it on your own, but it may take a little longer. I am not really sure how you would do the credit check on your own.
