Use a Agent or Not to Sell Our Home?

My husband has recently been relocated to Ohio(Dayton) and has to be there in Aug. We need to sell our home in Joliet but don't know where to begin. He doesn't want to use an agent because of the large commision they charge but I feel it might be worth it. We have 4 large dogs and a 18mth old and 4yr old. The dogs will be going with daddy to help sell the home but the kids will be here with me until the house sells. He is currently searching for a home in Ohio for us. Also should I possibly move in with my parents until the house sells to make it look presentable at all times since I work full time.
My parents are very supportive but are not looking forward to the family moving away...so I feel there input is somewhat biased due to this.

I agree with using an agent the way the market is. Also if you work full time you are limited to showing the house to the evening and weekends which would be a bad idea. A friend of mine sold her house recently. She had a huge rubbermaid container on each floor. In the morning when she had to get out of the house she just dumped anything that needed to be put away in it and put it in a closet. Then she would put the stuff in it's place at night. Also since your kids will have to make a huge transition when they move it might be best to keep them in familiar surroundings until then rather than have to make two transitions.

I would list it with an agent because the real estate market is very soft right now.You can usually negotiate the fee with an agent . They sometimes will give you a kick back in gift cards etc. I would not move in with your parents but pack up alot of things to send to their house so you can stage it.If you can do some heavy duty cleaning and scale down the stuff you can make it look great! I agree with the other listings and, under different circumstances, I would try FSBO but, YOU, essentially would be the only one showing the home, after August, should the home not sell by then. When would you have time to do that??? I probably wouldn't move out either - just wait it out. You will need to stage your home to remove/pack/give away as much stuff as you possibly can, then paint and repair anything before you get it on the market. Years ago, when my daughter was 4, we were selling our home and SHE was heavily into the "Barbie" toy stage. Make your life easier and make some of the toys go away. My husband and I (and two other in-laws) just went through this last year, with my mother-in-law's home. For a year we cleaned out her old home, (rented a dumpster) painted, renovated the home. We put about $5.000 into the home. We considered FSBO but finally decided to put it on the market with 60+ homes in the price range and, within 2 months the home sold and closed and we got the price we were happy with. It was shocking - there had already been some homes on the market for 9 months! We got lucky! The market is still too soft. Time is money, especially if your husband will be relocated by August. Realtors have access to a lot of advertising. Also....it's so nice your parents are supportive. Sure there input is biased - I'm sure they love you and the kids so much! You are lucky!
