Bathroom Renovation Costs?

Hey Moms,

We are planning to renovate our bathroom, now i don't expect anything for free, but some of the estimates we are getting seem outragious. The quotes are coming back between $18,000-$20,000. We want to replace everything and have a nice new bathroom, but those prices seem crazy! Is this the going rate or are we being taken advantage of? Any help would be great....Thanks Moms..

That acutally sounds very cheap. 30K is a pretty typical price depending on the size and location but 20k seems quite reasonable. Bathrooms are one of the most expensive rooms to build or renovate besides kitchen.

BTW labor is what gets you, we just put in a new vanity, a very, very cheap Menards vanity with all the parts (cheapest ones and it cost us $900 just for that and we didn't have to pay labor because my hubby's dad who is a carpenter did it for us (o.k. we paid him in beer! ) it would have easily been a couple hundred in labor. A nice quality vanity would have easily been over 1500 in parts.

We spent $10,000.00 to completely redo our master bath. Including: rip out old double shower head tiled shower, and retile, tile floor and walk-in closet, new vanity, granite counter top, new light fixture. We also had some plumbing work done for a leak (which caused the need for a remodel) and all the tile was professionally installed. This was 3 years ago, but prices have not really changed that much as we are currently remodeling our kitchen and we're purchasing a lot of the same items (tile, granite, etc.)--if anything, prices have gone down since then. We definitely would have saved significant money if my husband had done some of the work, which he is perfectly capable of doing, but was too busy with work to take the time to do it. Definitely shop around and I agree with what someone else said-- buy a lot of the fixtures yourself and that will save you cash in and of itself.

Try piecing the renovation out instead of getting one bid for the whole thing. Go buy the fixtures you want yourself then call around for an hourly rate for a plumber to install them. Sometimes if you get a general contractor to take care of everything for you you'll be paying out the nose.

Really depends on the size of your bathroom and types of materials and what local construction costs are. I am in CA and to remodel our master bath 3 years ago around $30K and we used existing cabinets (just had them refinished). Fixtures were not extravagant, but tile work was all custom and it is a large bathroom. So in comparison, your prices sound great to me;->

If you strip down the bathroom yourselves, that can help save some $$. And get several quotes. We wanted granite countertops in our kitchen & I ended up getting 8 different quotes because I couldn't believe the range. The ranges for the same counter tops were $12,000-$3,500, no brainer on who we chose.

Tile work can be extremely expensive. We finished our basement & our contractor sucked at doing tile work. I had a high end local tile company come out to give a quote & it was $8,000 & that was with us providing the travertine tile. I went to Home Depot & asked if there was a contractor that came in often. The girl gave me a number. The guy was a union worker & was happy to have the extra work & did our basement bathroom & our master bathroom, he only did the tile (that we supplied) & he supplied all the rest. In the basement he tiled the floor in a pinwheel effect & the shower is a double shower with tile that goes up 9 feet. In the master he tiled the floor in a herring bone design, and he did around the tub & inside the shower. We ended up trading a bike that I was not riding anymore worth $2500, so all that work for just $2,500.

The same guy remodeled my friends bathroom (not high end). The total job was $2,000 & he supplied everything. The job included: tile work around tub/shower, new flooring, new tub, & tub/shower fixtures, & drywall.

Try to find someone by word of mouth & don't be afraid to ask what you can do to lower the cost and shop around, buying your own items can really help cut down cost.

sounds like you are being taken advantage of 10,000 or less would seem ok unless you are adding a bathtub with jets a new stool, and a new sink etc. go price the stuff at lowes or home depot. about $18 hr for plumber and labor on everything else. how much additional plumbing are you doing get a second quote for just the plumbing from a plumber. always get 3 or more bids before doing work. compare lowes prices to what you were quoted and you will know if you are being scammed

Hi L.,

My husband has owned numerous properties and renovated entire homes for that. That being said, he has farmed out work individually instead of going with one contractor. You have to look for those that are talented and will work for less. Right now, everyone is hungry so that may be easier than it used to be. Have you looked on craigslist? If you do, ask for references and get phone numbers so you can actually talk to people. Ask to see pictures or even visit their previous work. If they are good, the homeowner will want to brag on them and show off their work. I know I would.

To completely redo our bathroom here's our actual costs rounded up:

- Clawfoot tub - $1500
- Refinishing the tub $250
- Tub hardware $200
- Sink $300
- Sink parts $200
- Floor parts (tile only, not tools) $300
- Tile for tub area $300
- Lighting $200
- Towel bars $200
- Drywall $50
- Paint $100
- Beadboard $150
- Miscelaneous trips to home depot $300

$4050 just for parts. Grand total of DIY hours, maybe 100. If you were charged $15 per hour that would be another 1500. So 5500. Now double that to bring it to having a pro do it : about 10k

Which is why we save 6k and DIY it except for 20 minutes of electrical work at $100 a pop.

HOWEVER... depending on the fixtures you want (some tubs or showers can cost 8k all by themselves. A cedar steam room costs about $500 to build, but $5000 to buy and another grand to install. Add in top of the line furniture and you can VERY easily have a 20k - 30k bathroom.
